Préstamo highlights that the university will bring a fresh wave of students—mainly from southeastern Mexico—sparking demand for rental housing such as apartments and mini-apartments, alongside new commercial spaces. This influx is expected to create a “new urban dynamic,” with property values rising between 12% and 15% around the campus.

Nearby neighborhoods, including those close to the Estadio Cuauhtémoc, will also feel the ripple effects. The strategic location near major routes like the Mexico-Puebla highway and Ignacio Zaragoza boulevard is poised to accelerate both commercial and residential growth. Developers are already eyeing the next year to launch housing complexes tailored to the student market.

The Cablebús stations planned for Mayorazgo, Amalucan, Parque Juárez, and Parque Biblioteca will further energize local economies. Around Mayorazgo and Amalucan, the impact is expected within a three-block radius of each station, where demand for shops and services will likely surge. Meanwhile, Parque Juárez’s station might see a more modest commercial boost, given the area’s already high economic activity.

These infrastructure projects not only promise improved connectivity but also represent inclusive urban development that can open doors for diverse communities.
